INSPECTIONS
Whenever a property is sold a well inspection should be performed. While well inspections are not a warranty inspection, a thorough well inspection can help in determining if the well is capable of providing water for normal household use.
Murray Drilling Company provides an Inspection Procedure Form to the buyers and sellers so they understand how the inspection is performed and what is reported so that there is no misunderstanding of what the inspection entails.
It is important to understand that the submersible pump is not pulled from the well to be checked and buried pressure tanks, storage tanks and water lines are not excavated to be inspected. The cost and disruption to the system and landscaping could be astronomical and is not recommended.
POTABILITY TEST:
Without question a Potability test should be done. This checks for Coliform and E-Coli bacteria. Additional testing can be performed but MDC requires that the buyers request the specific test/s 48 hours prior to the inspection. We can recommend testing labs to contact for questions and to guide someone on what to ask for.
EQUIPMENT:
Pumping equipment will be operated to check for inconsistent operating patterns and all equipment above ground such as the pressure tank, switch, well head, booster pumps (if installed) can be checked to make sure they are in good operating order.
YIELD TEST:
Real Estate contracts list Well Water Yield Test as one of the inspections, however, there is no clear definition of exactly what they are looking for. Every contractor will have a different idea of what the yield test is and how they perform it.
MDC feels that the function of the yield test for a real estate transaction is to determine whether or not the well and equipment can sustain an adequate flow for peak demand (time of day that the most water will be used). As such, the water will be ran for an extended time frame and note the flow at 10 minute intervals.
Well shares and Storage Systems pose interesting conflicts with the yield test, as such MDC requires that the purchasers read and sign a form that explains how the yield test is performed on these types of systems and what the results really reflect.
